A new Dubai-born wealth platform, Tribe, has officially launched in the UAE this January, aiming to reshape property ownership by making investment-grade real estate accessible to retail investors. Regulated by Dubai’s Virtual Assets Regulatory Authority (VARA) and operating in association with the Dubai Land Department, the platform is designed to break down the traditional barriers that have reserved premium property investments for institutional players.
Lowering the Barrier to Entry
Tribe is tackling the high entry costs of the Dubai property market by allowing individuals to begin building a real estate portfolio with as little as AED 2,000 ($570). The platform provides a fully digital experience, streamlining the entire process from registration and property selection to investment monitoring. It bridges a critical gap for retail investors who have historically been excluded from Dubai’s most lucrative “Blue Chip” property assets.
A Dual-Strategy Approach to Wealth Management
Acting as a digital wealth manager, Tribe employs two core strategies to maximize returns and preserve value. The first, its “STR Engine,” focuses on short-term rentals in high-demand tourist areas to generate strong cash flow. The second, the “Stability Engine,” targets “Blue Chip” residential properties in supply-constrained communities to ensure long-term value preservation and growth. All properties offered on the platform undergo a meticulous vetting process to ensure they meet high standards for return and growth potential.
Aligning Success with Investors
Tribe has structured its fees to ensure its interests are aligned with those of its investors. The platform uses a capped performance model, charging a 20% fee on the first 20% of a property’s appreciation, with all subsequent upside belonging entirely to the investor. The model features low entry costs, zero exit fees on appreciated assets, and minimal fees if an asset does not perform as expected.
“We built Tribe not just to sell properties, but to fix a system that has long favoured institutions over everyday investors,” said Gary Blowers, CEO of Tribe. “Our mission is to give retail investors the same access, protection, and strategic advantage that was once reserved for institutional players, and in doing so, reshape the property market in Dubai and beyond.”
Enhancing Liquidity and Empowering Tenants
A key innovation of the platform is its solution to real estate’s traditional illiquidity. Tribe incorporates a 24/7 secondary market, allowing investors to sell their shares at any time. Furthermore, the platform empowers tenants by offering them a “First Right of Refusal” on properties, creating a pathway for renters to build equity and transition into ownership.
About Tribe
Tribe is a Dubai-born wealth platform on a mission to make investment-grade real estate accessible to all. Regulated by VARA, Tribe combines the security of “Blue Chip” properties with the ease and transparency of technology. By removing high entry barriers and aligning its success with investors, Tribe is redefining property ownership for a global audience.
