UAE-based PropTech firm ADDA has officially launched its ADDA Rental Management Software (ARM), a new platform designed to streamline operations for Built-to-Rent (BTR) residential properties and small-to-mid-sized property management companies across the Emirates. The software aims to replace fragmented, manual systems with a single, unified solution for managing leases, tenants, and financials.
Quick Facts
- New platform for rental property management.
- Targets UAE’s BTR and SME firms.
- Integrates with ADDA’s Community Super App.
Tackling a Fragmented Rental Market
Despite the premium nature of the UAE’s residential rental market, many property operations still rely on a patchwork of tools like WhatsApp, Excel spreadsheets, and paper documents. This approach often leads to inefficiencies in critical areas such as tenant move-ins, lease renewals, and rent collection. For property management firms handling portfolios for multiple landlords, these operational challenges are magnified.
ADDA’s ARM platform addresses these issues directly, providing a centralized system to manage contracts, track tenant satisfaction, and automate financial workflows, allowing operators to scale their portfolios without needing to increase their administrative headcount.
A Unified Platform for Landlords and Managers
The ARM software is tailored for two specific business models within the rental sector. For institutional and private landlords managing entire residential towers, it offers a live portfolio dashboard, automated lease expiry alerts, and centralized document storage to minimize revenue leakage.
For property management firms, the platform provides landlord-ready reports and portfolio-wide dashboards. By automating manual tasks, ARM enables these firms to take on more clients and properties without expanding their operational teams. Key features include an AI-powered help desk for tenant support, a mobile app for on-the-go property managers, and automated workflows for rent collection and defaulter follow-ups.
The Super App Integration
A key differentiator for the ARM platform is its deep integration with the ADDA Community Super App, which is already used by millions of residents in the region. This connection allows tenants to handle all their property-related needs—from paying rent and booking amenities to raising service requests and completing move-in procedures—through a single application.
This integration is designed to improve tenant satisfaction and retention, creating a stronger brand for the properties that use it.
“With ADDA ARM, we are bringing the same operational maturity and resident experience that leading UAE communities already trust, now to the rental sector,” said Ansar Mohammad, Senior Business Manager at 3Five8 Technologies DMCC. “Property managers no longer have to choose between operational efficiency and tenant delight. ARM delivers both, and it does so on a platform that is built for the UAE.”
