AI, Blockchain and Smart Buildings Set to Transform UAE Real Estate

Artificial intelligence, blockchain and smart-building technologies are set to play a larger role in the UAE property market, influencing how assets are bought, managed and experienced, according to a leading property developer.

The shift comes as the market maintains strong momentum. Dubai Land Department data showed AED4.5 billion ($1.2 billion) in real estate transactions in May 2026, while developers and investors are placing greater focus on the digital infrastructure supporting property assets.

Blockchain-based tokenisation could allow investors to buy fractional stakes in high-value properties rather than purchasing entire assets. The approach may widen access to large-scale and luxury developments, while improving liquidity for international investors. Amaal said it has partnered with IOPn to develop tokenised property solutions for residential projects.

Agentic AI is also moving beyond chatbots into operational roles across leasing, property management, compliance and investment. These systems can qualify leads, schedule viewings, generate contracts, analyse portfolio performance and forecast rental yields.

Investors are increasingly seeking centralised platforms to track project progress and manage multiple holdings, the developer said. Meanwhile, sensors that monitor air quality, humidity and ventilation in real time are entering premium residential buildings, with data feeding into building management systems and resident apps.
