Amtar and Beltone Plan $38.3M Fractional Real Estate Fund in Egypt

Egyptian proptech platform Amtar is partnering with Beltone to launch a real estate investment fund targeting EGP 2 billion, or about $38.3M. The fund’s first offering is planned before the end of 2026.

The vehicle will let investors buy fractional ownership in real estate assets through shares instead of purchasing entire properties. Under Amtar’s model, investors can acquire interests in income-generating and commercial assets digitally, with the square meter used as the unit for fractional ownership.

The fund will issue legal ownership documents and impose a one-year lock-up period, making it a medium- to long-term investment vehicle. Its portfolio will be valued every six months by an appraiser accredited by Egypt’s Financial Regulatory Authority.

The partnership comes as rising property prices have made direct ownership more expensive for individual investors. Amtar estimates that Egypt’s addressable fractional real estate investment market is worth at least EGP 100 billion, according to the announcement.

The initial offering will show which assets are included, the minimum investment required and how the structure performs in practice.
