Oman’s Ministry of Housing and Urban Planning has introduced a digital real estate valuation system aimed at reducing arbitrary pricing and unlawful overcharging across the property sector.
Developed through a strategic partnership with Omani-owned Oman Real, the system combines artificial intelligence with engineering, regulatory and technical standards, according to the announcement.
It assesses property details, proximity to infrastructure and historical market data, then compares those factors with recent transactions to support more transparent valuations.
Specialised teams in Muscat and other governorates will also review property values through human oversight and institutional governance. The ministry said this process is intended to improve accuracy and limit potential market manipulation.
The system operates under Oman’s Real Estate Register Law of 2026 and is designed to support market stability while protecting the interests of buyers and sellers.
