Dubai’s HITEK AI Launches GCC’s First AI-Powered Tool to Automate Building Asset Audits

Dubai-headquartered HITEK AI, part of the Farnek Group, has launched CONDTEK, a new solution aimed at transforming the facilities management (FM) sector in the GCC. The platform uses artificial intelligence to automate the creation of verified digital asset registers, targeting the chronic issue of inaccurate and outdated building data.

The High Cost of Bad Data

The launch addresses a significant pain point in the industry. According to the SFG20 State of FM Report 2025, a mere 9% of FM professionals believe their asset registers are fully accurate. A staggering 37% estimate their registers are at best 50% accurate, with many still depending on spreadsheets or disconnected systems.

CONDTEK simplifies data collection for building owners, developers, and managers. A field technician can take a few photographs of an asset and add a voice note in any language. The platform’s AI then identifies and classifies the asset, grades its condition, assigns a criticality rating, and suggests necessary maintenance actions.

The process, which takes only a few minutes per asset, is designed to replace manual surveys that traditionally require specialized assessors and can take weeks to complete. Every record can be reviewed and approved by a supervisor, ensuring FM professionals maintain control over the data entering the live asset register.

An Integrated Platform for the Full Asset Lifecycle

CONDTEK is built on HITEK’s Maestro platform and is not a standalone survey tool. The verified data flows directly into HITEK’s CAFMTEK platform, which uses the asset’s condition to drive planned maintenance strategies and generate work orders.

The system also connects with BMS and smart meters to deliver Fault Detection & Diagnostics (FDD) and AI-driven predictive maintenance. Furthermore, HITEK’s POWERTEK solution analyzes energy consumption against an asset’s condition, helping identify where degraded equipment might be causing energy waste and informing capital decisions.
