MGX, the Artificial Intelligence Infrastructure Partnership (AIP) and BlackRock’s infrastructure arm Global Infrastructure Partners (GIP) have completed the acquisition of Aligned Data Centers from funds managed by Macquarie Asset Management.

The transaction values the Dallas-based data centre developer at approximately $40B, while the consortium has committed an additional $5B to expand its AI-ready capacity. The deal gives Abu Dhabi-based MGX a larger stake in the infrastructure supporting AI development in the United States and Latin America.

Aligned operates 51 campuses with more than 6.4GW of operational and planned capacity across markets including Northern Virginia, Chicago, Dallas, São Paulo, Querétaro and Santiago. The company uses patented cooling technology designed to reduce water consumption and improve energy efficiency.

Aligned CEO Andrew Schaap and the existing management team will continue to run the business, which will remain headquartered in Dallas.

The acquisition is AIP’s first investment since its launch. The partnership aims to mobilise $30B in equity, with the potential to support up to $100B in total investment, including debt. The consortium said the additional capital will fund Aligned’s continued expansion as demand for AI computing infrastructure grows.
