Saudi Arabia’s General Authority for Real Estate is using artificial intelligence and digital monitoring tools to identify violations in the property market, particularly in online listings and content shared through digital platforms and social media.
Taysir Al-Mufarrij, the authority’s official spokesperson, said the regulator has moved toward a new oversight model that uses AI to expand electronic scanning and monitor real estate activity.
The authority’s compliance work follows five tracks: inspection campaigns, joint inspections with government entities, digital monitoring, reports from market participants and mystery shoppers. The latter contact brokers and real estate offices as clients to assess their practices and identify violations that may not be visible through field inspections or digital systems.
Violations include failing to display an advertising licence number, omitting the “Fal” licence number from broker advertisements and operating without the required licence. The authority also monitors unauthorised individuals working in the sector through licensed brokers, a practice it classifies as a serious violation and may refer to other government bodies when relevant.
According to the announcement, some violations have started to decline. The authority is combining field inspections, digital surveillance, market reports and mystery shopping as AI expands its ability to track real estate advertising and content across online channels.
